We are looking for an experienced Construction Manager to oversee daily operations and help the Project Manager, who is ultimately accountable for the project. As a Construction Manager, you will oversee the daily operations of self-performing installation workers, subcontractors, and superintendents as they build, install, and test all project-related systems. You will be responsible for supervising the project’s team and subcontractors throughout the infrastructure design, procurement, construction, and testing phases of the project.

Qualifications:

• All development contracts, spec houses, model maintenance, subdivision maintenance, signage and other difficulties that may arise throughout the course of performing a successful subdivision expansion may be dealt with simply by talking with the Sales Counselor over the phone or in person.
• Coordination and consultation with utility firms that provide services and infrastructure for the project, including scheduling and cost management
• To ensure compliance with safety, quality, schedules, and budgets, as well as cost effectiveness and management, outsourced construction activities should be monitored and reviewed.
• Serving as a resource for information by organizing tenant work, attending meetings, settling issues, offering continuing feedback, and arranging project punch list and close-out.
• It is necessary to establish initial project-specific cost estimates and to appoint a project manager to oversee the budgetary management of the project’s multiple cost components.
• Analyzing lease contracts and requirements in relation to the carrier’s duties, ensuring that the carrier complies with requirements while keeping project costs under control
• the examination of proposal requests for modification and other contract materials such as extra instructions or further requests information to ensure that the carrier’s interests are adequately represented
• Working with all of the project’s many trades to identify and certify the numerous subcontractors on the job site.
• Partners with the Control Manager to guarantee that the correct data is entered into the reporting program by authorizing consultant invoices, contractor pay applications, and modifications.
• The carrier’s relationship with the numerous government agencies engaged in goods transportation, including the City’s authorization and inspection processes, as well as acting as a liaison between the carrier and these authorities is essential.

Skills:

• have extensive knowledge in pre-design and pre-construction, building systems and components, contract management, project delivery methodologies, team development, and client relationship building.
• Extensive experience managing project timelines and budgets, recognizing deviations from the business strategy, and collaborating closely with the general contractor and project consultants to accomplish projects on time and on budget.
• The ability to read, comprehend, and coordinate consultant drawings and specifications, as well as knowledge with construction contract papers, is a must for this position.
• Awareness of quality assurance and quality control processes for ensuring that work is executed in line with contract requirements is required. It’s your job as a Site Quality Control Manager to keep an eye on everything.
• Project management experience in mechanical, electrical, civil, and structural construction in a big industrial context.
